Despite the name, a flat roof should never be truly flat. Building Regulations require a minimum fall of 1:40. Many older Nottingham flat roofs were built without adequate falls, or the falls have been lost as deck timbers deflect over decades. Standing water degrades membranes, adds weight stress, and penetrates.
Water pooling visible after rain that does not drain within 48 hours. Algae in specific areas. Membrane discolouration. Sagging visible from the side. Water staining on the ceiling below. Blocked or slow-draining outlets. Any of these indicate drainage problems that shorten roof life.
We build falls into the deck using tapered firring strips on the joists — a permanent gradient that cannot be lost through deflection. Tapered insulation boards compress over time. For Nottingham properties where the flat roof is accessed for maintenance, firring strip falls are always the right specification.
A single standard outlet handles 3 litres per second. For a 20sqm roof in heavy rain, discharge is approximately 0.4 litres per second. But if that outlet blocks, the roof becomes a pool within minutes. We always install two outlets on any flat roof over 10sqm, positioned at the lowest points.
Check outlets twice yearly. Clear debris from gratings. Pour a bucket of water near the highest point — if it pools rather than flowing to the outlet, the falls are lost. Call a professional before the next heavy rain.
If falls were never adequate and the deck has deflected, patching will not solve ponding. Strip to joists, install firring strips, new deck boards, new membrane. A new GRP roof with proper falls costs £1,200-£3,500 and lasts 30-40 years. Patching costs £200-£500 every 2-3 years and never solves the problem.
